Luxury homebuilder partners with Greenfield Communities to create low-maintenance living opportunities

RALEIGH, N.C. (March 25, 2021) — Raleigh-based developer Greenfield Communities reveals its first 55+ active adult community by luxury homebuilder Toll Brothers Regency at Serenity. It will be located within the larger Serenity masterplan in northern Harnett county. Toll Brothers will build roughly half of the total 1,200 homes planned for the community.

Regency at Serenity will include approximately 600 single-family, low maintenance ranch homes with prices from the 300s to the 400s. Home sizes will start from 1,200+ square feet and feature 3 different lot widths, 43s, 50s, and 60s.

Homebuyers will have the opportunity to personalize the features and finishes of their homes with professional design consultants at the Toll Brothers Design Studio. Construction on the active adult community is expected this fall with pre-sales targeted for early summer 2022.

“We are thrilled to leverage the building expertise of Toll Brothers to introduce hundreds of new owners to the rewards of beautifully crafted homes, personalized options, the highest-quality building products, and a team of people who go above and beyond to accomplish the vision set for Serenity,” said Matt Brubaker, president of Greenfield Communities.

Regency at Serenity will boast a $4 million amenity package designed specifically with the lifestyles of their homebuyers in mind. The resort-style features include an approximate 10,000 square foot amenity area for social events, a Lifestyle Director, fully equipped wellness and fitness center, yoga/flex room, pickleball, indoor and outdoor swimming pools, and a luxury clubhouse.

“Toll Brothers has been a leader in active-adult communities since 1999, offering homebuyers unrivaled choice and personalization options to showcase their individual style and preference,” said Toll Brothers Division President David Kelly. “We are extremely excited to partner with Greenfield Communities to offer homebuyers a low-maintenance lifestyle and extraordinary experience within Regency.”

In addition to the age-qualified amenities, special care was taken to design Serenity’s community land plan to accommodate an array of homebuyers. Other recreation opportunities inside Serenity will include ball fields, a separate 3,700-square foot clubhouse, a Junior Olympic outdoor swimming pool, a hammock park, outdoor yoga platforms, a dog park, a children’s playground, numerous pocket parks, and miles of nature trails and bike trails – some of which wind along beautiful Hector Creek.

“The Serenity master plan aims to honor the history of this land by embracing the culture and beauty of Harnett County,” said Brubaker. “Our goal was to design a community that tips its hat to the area’s heritage and create spaces where neighbors can become friends and where a house can become a ‘home.’ We believe people will find that at Serenity, and we couldn’t be prouder of how this project is evolving.”

Serenity broke ground in late 2020. The project spans 550 acres situated northwest of Hwy 401 and Rawls Church Rd., just outside Fuquay-Varina. Brubaker said it will take approximately 8 years to build out. The economic impact is expected to surpass $300 million for land development and home construction.
