A Raleigh developer has announced a master-planned, 550-acre residential development near the Wake-Harnett county border. Greenfield Communities unveiled Serenity stationed northwest of Hwy 401 and Rawls Church Rd., with an initial 1,200 homes expected to begin in mid-2021.

The economic impact is expected to surpass $300 million for land development and home construction. As the largest master-planned community in both Northern Harnett County and Fuquay-Varina to date, Serenity’s master plan will include traditional single-family detached and age-restricted, over-55 residences ranging from the mid-$200s to $500s. Phase One home sales are slated to begin in the summer of 2021.

Even though Serenity is only a short drive to all the retail found in Fuquay-Varina, Holly Springs, and Angier.”

Special care was taken to design Serenity’s community land plan to accommodate an array of homebuyers, including first-time, move-up, custom, and age-qualified. The amenity package will include ball fields, a 3,700 SF clubhouse, a Junior Olympic outdoor swimming pool, a hammock park, outdoor yoga platforms, a dog park, a children’s playground, numerous pocket parks, and miles of nature trails – some of which wind along Hector Creek.

Work to begin next year on $300M, 1,200-home development near Fuquay-Varina

A Raleigh developer with a growing footprint in the Triangle has announced plans to begin work on its massive 550-acre residential development near Fuquay-Varina next year, with the first of 1,200 homes expected to sell by next fall.

Greenfield Communities this week unveiled its plans for Serenity, a massive residential development in Harnett County. Plans call for around 1,200 single- family homes at prices expected to range from the $200,000s to $500,000s. The first phase is set to see 124 homes built starting in Q3 2021.

Serenity is situated along Piney Grove Rawls Road, off Highway 401, on the Harnett County side and has a Fuquay-Varina mailing address. Altogether, the project will cost around $300 million.

“Harnett County is the next frontier,” Brubaker said. “We’ve fallen in love with Harnett County.”

The project will see nine phases with overlapping timelines. Brubaker said the market will ultimately determine how quickly all nine are completed, and he has no plans to pause between phases.

Amenities at Serenity will include ball fields, a clubhouse, a Junior Olympic outdoor swimming pool, a hammock park, outdoor yoga platforms, a dog park, a children’s playground, pocket parks, open space and miles of nature trails.

The company has been working on the project for around three years, adding additional land and homes to the plans in the process. In 2018, TBJ first reported on the project when it made up just 447 acres, closer to 1,000 homes and years away from construction.

The company has picked five builders to work on the project including Garman Homes, Drees Homes, David Weekley Homes, ICG Homes, and Triple A Homes.

“These builders were all hand selected for product size,” Brubaker said.

Greenfield is also considering adding active adult age-restricted homes for buyers 55 years and older. If those plans go through, the company said a large portion of the site could ultimately feature active adult neighborhoods.

The project joins other new residential projects in the Triangle.

Earlier this year,  Cary-based homebuilder Baker Residential filed plans for Atwater Station, a proposed residential development in Fuquay-Varina calling for around 430 homes, including 192 single-family homes and approximately 240 townhomes.

Elsewhere in town, Grace Real Estate Development filed plans in both Holly Springs and Fuquay-Varina for the Promenade at Pecan Grove, calling for 125 acres of mixed-use space complete with retail, entertainment, multifamily and office space. The project is situated between Holly Springs and Fuquay-Varina.
